Parramatta Live Approved: Historic $350 Million Transformation Given The Green Light

Landmark approval delivers a new Leagues Club, hotel, and entertainment precinct for members, Eels supporters, and the City of Parramatta - creating 1,369 construction jobs and a true 24/7 destination for Western Sydney.

Parramatta Leagues Club today welcomed the approval of the Parramatta Live Masterplan by the Parramatta Local Planning Panel, marking one of the most significant milestones in the Club's 70-year history.

The $350 million-plus redevelopment was recommended for approval by City of Parramatta planning officers before receiving formal endorsement from the Panel. Construction is targeted to commence early in 2027.

A New Leagues Club for Members and Supporters

Stage 1 of the Masterplan will deliver a brand new, purpose-built Leagues Club venue - a transformational outcome for the Club's members, Parramatta Eels members and supporters, and the City of Parramatta. The new four-storey venue will include a sports bar, cafe, restaurants, conference facilities and multi-purpose auditorium, opening in 2028.

Parramatta Leagues Club President Mark Jenkins said the approval was a defining moment for the Club and the community it serves.

"Since 1956, Parramatta Leagues Club has been a cornerstone of this community and an important part of Western Sydney. Today's approval is the moment our members, Eels supporters, and the people of Western Sydney have been waiting for. This is our largest ever investment in our venue - a $350 million commitment that will deliver a new Leagues Club and integrated entertainment precinct that our members can be truly proud of, and a destination that Western Sydney can call its own."

Parramatta Leagues Club CEO Chris Dimou said the approval reflects years of genuine collaboration with community stakeholders and a clear commitment to getting the design right.

"From the outset, we have worked closely with the City of Parramatta, Greater Sydney Parklands (GSP), community groups, and key stakeholders to make sure Parramatta Live complements - and strengthens - the wider CommBank Stadium Precinct and the nearby Parramatta North Heritage Precinct. This is a project that respects where we come from while building something world-class for the future."

With approvals secured, Parramatta Leagues Club will now move to finalise detailed design and construction planning, with Stage 1 construction targeted to begin in early 2027.

Parramatta Live represents a once-in-a-generation investment in Western Sydney - one that will deliver lasting economic, social, and community benefits for decades to come.

  • An 8-storey, 149-room hotel supporting tourism, conferences, and overnight stays
  • Diverse food and beverage facilities across a dedicated 2-storey hospitality building
  • A 450m2 Youth Hub for the region's growing youth population, forecast to grow from 36,000 to over 61,000 by 2036
  • Expansive outdoor public spaces connecting CommBank Stadium to the Parramatta CBD
  • State-of-the-art gym and health facilities

Construction Staging

  • Stage 1: New 4-storey Leagues Club and carpark alterations - opening 2028
  • Stage 2: Food, beverage, and health and leisure facilities
  • Stage 3: 8-storey hotel

The Club will remain fully operational throughout all stages of construction.
